Every successful project begins with an excellent plan. CHAPTER ONE project strategy services help clients think through opportunities for their property (or future property) and create a project road map for implementation including: design concepts, project phasing and cost estimates to plan their investment wisely. The THERBEN team collaborates with RPS, licensed contractors / project management team, to provide cost estimates based on current regional data. For clients who are looking to understand the possibilities, CHAPTER ONE is the place to begin.

An evaluation of local property values is a useful barometer when determining the ROI of the possible upgrades.  Local and regional comparable sale values for properties with varying features is explored to help understand which elements carry a higher return versus a “nice to have”.

‘Can this property be our forever home, or should we build-to-suit?’

CLIENT

First, the team conducts a structured conversation with the clients to explore the vision for the property and priorities for development. During the site evaluation, the team visually inspects the property and its site conditions. An evaluation of mechanical systems and physical conditions of components such as windows, doors, masonry is done.  The spaces are measured and validated against original architectural drawings (if available).  Measurements of the existing structures are developed into CAD drawings for use in future phases and for permit filing. Site constraints including zoning regulations, environmental codes, covenants or ordinances that may affect development if any are researched an identified.

Several options for development are explored including renovations, additions and infrastructure upgrades. Sketches of renovation opportunities are prepared in plan and elevation. The scope of work for each concept option is broken into distinct projects that can be achieved together or individually over time. Cost estimates for each project/phase are determined.

Based on the projects/phases outlined for each concept, rough order of magnitude cost estimates are developed based on current, regional construction data. These are not construction bids but a guide for project investment planning. A typical project workflow is outlined as well as recommended professional services.
